Could a single repair be the thing standing between you and a faster, easier, more profitable home sale? Most sellers think about a small fix the same way: an outlet is $150, a leak under the sink maybe $300.
So is it worth paying that out of pocket before listing?
That’s the wrong question, because the real cost of skipping it has almost nothing to do with those numbers.
Handle the repair first, and you’re the one in control of the cost. You pick the contractor, you gather the quotes, you decide who does the work and when. The moment you leave it for the buyer, all of that control moves to their side of the table. Now they’re the ones assigning a price to it, and they’ll use it in their offer and again during inspection negotiations. The catch is that a buyer almost never lands on your number. They’re not thinking about the actual cost of the fix; they’re thinking about what it’ll cost them to find a contractor, coordinate the work, and deal with the hassle. Buyers don’t discount a home for the repair. They discount it for what they imagine the repair will put them through.
Sometimes you don’t even get to decide whether a repair matters. Most buyers need a mortgage, which means a lender is often in the picture. A missing shingle, an outlet that should be a GFCI, a small leak under the sink. These may all feel minor to you, but if one of them gets flagged during the appraisal or inspection, the lender may require it to be fixed before the loan can close. So skipping the repair doesn’t reliably save you anything. It can simply move the cost down the road and hand the timing to someone else.
There’s a bigger issue, too: repairs help decide how many buyers even consider your home. Picture it from their side. When someone walks in and immediately spots a handful of things that need attention, a good number of them quietly think, this one’s not for me. Clear those same issues away and the home reads as move-in ready, which pulls in more interested buyers.
More buyers means more showings, more showings means more offers, and more offers means more room to negotiate on both your price and your terms. An unfinished home doesn’t only risk selling for less. It can actually shrink the number of people willing to buy it at all, and that’s one of the quickest ways a listing ends up sitting month after month.
Before you write off a repair as not worth it, ask what kind of repair it is. Is it something a buyer will mentally mark up far beyond its real cost? Is it something a lender could force on you later, on someone else’s timeline? Either way, you’re almost always better off handling it upfront, while the decision, the cost, and the control are still yours.
