The headline number for September looks like a warning sign, but it isn’t.

Hernando County’s median sold price slipped to about $305,000, the lowest monthly figure of 2026, yet homes sold faster than they had all summer. We pull these numbers straight from the MLS every month, and this is a month where the full picture matters more than any single figure.

Start with that median. At roughly $305,000, September came in about 4% below August’s $317,500. For the whole year, the median has moved in a fairly narrow band between $305,000 and $330,000, so this is a modest dip rather than a crash. The more telling number is speed. Homes that sold in September spent a median of 40 days on the market, down from 54 in August, which is roughly two weeks faster.

Supply tells the rest of the story. New listings fell to 423, the fewest of any month this year, and active inventory sits near 1,560 homes, also a 2026 low. That works out to about 4.6 months of inventory, which puts Hernando County squarely in a balanced market. Neither buyers nor sellers hold the upper hand right now, which is exactly why strategy matters more than it does in a lopsided market.

“A balanced market is a fair, healthy spot for both buyers and sellers.”

For buyers, this is a rare window. Median prices are at their lowest point of the year, and you are not fighting through a bidding frenzy to get an offer accepted. That combination gives you time to be deliberate, make a smart offer rather than a desperate one, and still win the home with the right approach.

For sellers, the picture is just as workable, but it rewards discipline. Competition is lower than it has been all year, and homes priced correctly are selling quickly, at around 96% of their asking price. In a balanced market, the sellers who win price right from day one rather than testing a high number and chasing the market down.

The takeaway for September is simple. The median price dipped slightly, but the market is moving and remains balanced. That is a fair, healthy place for both buyers and sellers to be.
