Twelve months of Hernando County data all point the same way, and the trend is worth understanding whether you’re planning to buy or sell.

The supply of homes has thinned out steadily all year. A year ago, roughly 1,355 homes were listed across the county. This August, that figure sat near 1,033, about 320 fewer, a drop of around 24%. What stands out isn’t just the decline but how uninterrupted it’s been: 1,110 in June, 1,045 in July, 1,033 in August, with no month reversing the slide. Measured differently, we’ve gone from about 4.5 months of supply a year ago to 3.7 today. As a rule, tighter supply favors sellers and looser supply favors buyers, and the arrow here is pointing toward sellers.

One of the biggest pressures on the market comes from outside the county: borrowing costs. The August jobs report landed well above expectations, adding roughly 162,000 jobs, about triple what forecasters called for. A labor market that strong gives the Federal Reserve little reason to cut, which is why mortgage rates remain stuck in the high 6% range. For buyers, that’s the squeeze: fewer homes to consider, and a monthly payment that keeps some of them waiting on the sidelines.

With inventory this tight, sellers have grown bolder on price. For most of the past year, the county’s median asking price barely moved, hovering near $325,000. In August, it climbed to $334,900, the year’s highest mark. That confidence reflects thin supply meeting steady demand.

Still, one figure keeps expectations grounded: how long homes take to sell. A year ago, the typical listing moved in about 66 days. That stretched to roughly 113 by April before easing back to 88 now, better than the spring, but well beyond last year’s pace. Buyers, in other words, are taking their time. A quieter market doesn’t automatically hand sellers a win.

Tie it together, and the picture is clear. Homes are closing at about 93% of their original asking price, even with those asking prices sitting near yearly highs. Price a home correctly for today’s conditions, and it will find its buyer; price it on hope, and it will sit.
