June 2026 Tampa Bay Market Update for Buyers and Sellers

If you’re buying or selling in the Tampa Bay area right now, the June numbers are in, and the market is firmer than many expected. Here’s what’s actually happening.

Supply is tight, and it’s driving everything else. There are simply fewer homes out there. New listings are down about 22% from this time last year, and overall inventory is down around 20%. Sellers are staying put, and buyers are working with a tighter pool than they’ve had in a while.

Prices are climbing because of it. The median sales price rose to $330,000, up nearly 8% from last June. So while national headlines keep talking about a cooling market, right here in the Tampa Bay and Central Florida areas, well-priced homes are actually selling for more than they did a year ago.

Homes are still taking their time, though. The average home is now spending close to 15 weeks on the market, up from 9 weeks a year ago. This isn’t a frenzy. Buyers are being selective, and they’ll pay strong prices, but only for homes that are priced right and show well.

The bottom line is a seller’s market with a catch. If you’re selling, tight inventory is on your side, but presentation and pricing are what turn a good listing into a great one. If you’re buying, you’ve got fewer options and more competition on the good ones, so being ready to move on the right deal matters.
